How We Leveled a Sunken Garage Floor in Terrace Heights
A sunken garage floor can almost always be lifted back into place without tearing it out. Polyurethane foam fills the empty space under the slab and raises it, and the cracks can be sealed during the same visit. That's what we did for a homeowner in Terrace Heights: a 3-inch lift and crack sealing, finished in one day.
What Was Wrong With This Garage Floor?
The main garage slab had settled about 3 inches, dropping away from the raised step at the back of the garage. The tape measure in the before photo shows the gap. The lip had become a trip hazard, and cracks had opened across both sections of the floor.
Why Do Garage Floors Sink?
Most garage floors sink because the soil under them was never fully compacted before the concrete was poured. That loose soil slowly compresses over the years, and the slab settles with it. Water speeds the process up. Downspouts, sprinklers, and snowmelt dripping off vehicles all find their way under the slab edges and wash soil out.

How We Leveled and Sealed It in One Day
We lifted the slab with foam, then sealed the cracks, all in a single visit:
Measure the drop. We checked how far the slab had settled and where the low spots were, so the lift would be controlled.
Drill small ports. We drilled penny-sized holes, about five-eighths of an inch, through the settled areas.
Inject the foam. Eco-Rise polyurethane foam went in through the ports, filled the voids, firmed up the soil, and raised the slab 3 inches back into place.
Seal the cracks. With the slab supported again, we filled the cracks to keep water and grit out.
Patch the ports. The foam cures in about 15 minutes. After that we patched the holes and cleaned up.
