Why Concrete Sidewalks Sink and How to Level Them

Why do concrete sidewalks sink?

  • Freeze-thaw cycles. Central Washington winters push moisture in the soil through repeated freezing and thawing, which shifts and loosens the ground under the slab.

  • Tree roots and soil movement. Roots displace soil and then decay, and expanding clay soils swell and shrink with moisture, both of which move a slab off level.

Can a sunken sidewalk be fixed without replacing it?


Yes. In most cases a sunken sidewalk can be lifted back to level without tearing it out. Polyurethane foam leveling fills the voids under the slab and raises it back to grade, which fixes the actual cause (the missing support) instead of just pouring new concrete onto the same unstable ground. It costs 30 to 50 percent less than replacement and is finished in a single day. Replacement only makes sense when the slab is cracked into loose pieces or crumbling through the full thickness.


How does concrete sidewalk leveling work?


The process lifts the slab by injecting expanding foam underneath it, in four steps:

  1. Measure the settlement. We check how far the slab has dropped and where the low points are, so the lift is precise.

  2. Drill small ports. A series of penny-sized holes are drilled through the slab at the settled areas.

  3. Inject polyurethane foam. Eco-Rise foam is pumped through the holes. It expands to fill the voids, firm up the loose soil, and lift the slab back to grade.

  4. Patch and finish. The foam cures in about 15 minutes, the holes are patched, and the sidewalk is ready to walk on the same day.

When leveling is not the right fix


Foam leveling is not the answer for every slab, and we will tell you when it is not.
